PriceLabs vs Beyond: Which Fits Your Rental Operation?
PriceLabs and Beyond both offer dynamic pricing and minimum-stay controls. A useful comparison asks which billing model, integration and operating workflow fits your properties. The software fee alone does not establish which product will produce more net revenue for you.
Disclosure and method: Revande provides a managed revenue management service. This article compares public vendor documentation checked October 14, 2026, including Beyond's English/US plans page. It is not a matched, first-hand account benchmark. No Beyond account was accessed or tested for this comparison. We have not independently measured a revenue advantage, verified every account entitlement or obtained a comparable current review-rating snapshot. Confirm your own region, contract, PMS and selected products before purchasing.
The differences to check first
| Decision | PriceLabs | Beyond |
|---|---|---|
| Billing | Per-listing Dynamic Pricing, with regional and volume differences; optional percentage billing | US Growth lists 1% of bookings; Pro lists 1.25%; confirm payment timing and add-ons |
| Minimum stays | Custom and Recommended options, profiles and orphan rules | Annual, seasonal, day-of-week, time-based and gap-fill settings for supported connections |
| Analytics | Free Portfolio Analytics; data coverage varies by integration | Insights on Free; Pro adds deeper market and search data |
| Listing analysis | Listing Optimizer is separately billed | Listing Lens uses the paid Owner Hub add-on and tokens |
| Human management | Check the scope of any separate managed service | Guidance offers a dedicated revenue manager as an additional service |
The rows describe documented offers, not enabled features in your account. See PriceLabs plans, Beyond's current US plans, and each product's detailed sources below.
Compare the fee basis, not just the headline percentage
PriceLabs' published Dynamic Pricing FAQ lists a single-listing starting rate of $19.99 USD per month, before applicable tax, for the US, UK, Canada, Europe, Australia, New Zealand and Israel. It lists 47.50 BRL for Brazil and $9.99 USD for other regions. Volume pricing differs, so use the calculator for your listing count. The default calculator's per-listing average is not a universal single-property price. PriceLabs pricing
PriceLabs also offers an optional 1% percentage plan. Its billing guide says the basis is revenue reported by the integration, potentially including taxes, fees and deposits depending on the PMS. Reservations received before activation can count when their stay dates fall in the billing cycle. Switching to this model prevents a return to flat-fee billing for one year; the guide distinguishes that restriction from the ability to pause or cancel. Flat-fee billing is not prorated for partial-cycle listing use.
Beyond's US plans page lists Growth at 1% and Pro at 1.25% of bookings. Its billing documentation describes default Pay on Book billing and a 1.49% Pay on Stay option. Do not assume that the latter is the total charge for every Pro, Guidance or contracted bundle: verify the combined account rate. The timing matters when guests book months before arrival.
Beyond includes nightly rent and guest-paid fees such as cleaning in its fee basis. The plans page says taxes and security deposits are excluded, while the billing guide notes municipality and channel-payout exceptions. Confirm the actual denominator in your quote. The plans page describes a credit covering the first $5,000 USD of new bookings and full credit for cancellations within 48 hours; the billing guide describes a service-fee deduction in other cancellation cases. Existing reservations and contracted accounts have separate conditions. Read those conditions before comparing invoices. US plans · Billing and cancellations
A fee-only example
Suppose, hypothetically, that one property is eligible for PriceLabs' $19.99 USD flat fee and Beyond Growth's 1% rate. If the applicable booking-fee base for a month is $3,000 USD, 1% is $30 USD. Under the same simplified assumptions, $19.99 divided by 0.01 gives a fee crossover at $1,999 USD. These calculations exclude taxes, add-ons, discounts, credits and cancellation treatment. They also assume equivalent billing periods and revenue definitions, which a real account may not have. They compare fees, not revenue performance.
Minimum stays: compare the actual rule set
PriceLabs' minimum-night guide separates Custom rules from Recommended settings that refresh monthly. Custom controls include day-of-week, last-minute, far-out, orphan and adjacent rules. Recommended settings have lower and upper bounds and a separate orphan-gap bound. The documentation allows that orphan bound to differ from the ordinary lower bound, so one universal floor hierarchy is not safe across both modes.
PriceLabs selects one complete minimum-stay set from listing, subgroup, group or account scope; those sets do not merge. A seasonal minimum-stay profile replaces the ordinary set, with a documented exception for the default lower bound when the seasonal profile has no bound of its own. Those details can explain why a rule appears to be ignored. Customization hierarchy · Seasonal profiles
Beyond's minimum-stay documentation, updated October 6, 2026, covers annual, seasonal, day-of-week and time-based rules, including rules within or after a booking window. Gap Fills have their own minimum and flexibility window. A locked seasonal override prevents seasonal gap-fill and time-based automation from changing that minimum. These controls depend on the connection; direct Vrbo requires management in Beyond, while direct Airbnb can use Beyond or Airbnb.
Before choosing, list the arrival days, shortest acceptable stays, turnover constraints, seasonal exceptions and gaps you need to handle. Then verify how the chosen product applies those cases in your exact integration. A long feature list is less useful than a correctly delivered rule. Our PriceLabs minimum-stay guide explains the checks in more detail.
Analytics and listing work are separate buying decisions
PriceLabs Portfolio Analytics is free and can be used without a Dynamic Pricing subscription. It provides portfolio metrics and reporting, including occupancy, ADR, revenue, pacing and stay-length patterns. Historical coverage and revenue definitions vary by integration, so a missing history series is not zero revenue and unlike revenue totals should not be compared as though they share a definition.
Listing Optimizer assesses Airbnb content, photos and amenities and provides recommendations. Its separate subscription starts at $12.99 USD for the first analyzed listing per month, before applicable tax, with volume tiers. Documented recommendations do not establish an automatic publishing workflow or a guaranteed search-position improvement.
Beyond's current plans distinguish free Insights from Pro's deeper market/search features. Owner Hub starts at a published $30 per month; Listing Lens and Projections use tokens within that add-on. These are separate from the base pricing percentage. Ask which reports and listing-analysis uses your proposed package actually includes. Beyond plans and add-ons
Verify your PMS and the receiving channel
Both vendors publish integration directories, and both list Hospitable. That does not prove identical field coverage. PriceLabs' Hospitable guide documents rates, minimum stays and check-in/out restrictions for up to 540 days when syncing. Beyond's Hospitable directory entry identifies the partner, but it does not establish the same minimum-stay fields or horizon. Obtain the specific integration's feature support before relying on it.
PriceLabs advises operators using a PMS to connect through that system, giving a route such as PriceLabs → PMS → booking channel. Its Airbnb guide calls for reviewing the receiving calendar after syncing. Standard PriceLabs sync is daily once enabled; extra sync options have their own fees and supported-connection limits. A successful push indicator alone does not establish the guest-visible price or restriction.
Human help, reviews and what we have not tested
Beyond Guidance offers a dedicated revenue manager, portfolio analysis and usually weekly strategy sessions. Its price requires a quote. Compare that scope with any managed PriceLabs service you are considering, including who changes rules, checks delivery, handles exceptions and needs owner approval. Product support, account configuration and ongoing responsibility for revenue decisions are different services.
We have not published a review-score table because the original review pages could not be directly captured for this update. Read reviews for your PMS, portfolio size, contract and current product version. Check whether a review is vendor-referred or incentivized, and distinguish a user's reported experience from a tested product limitation. Star averages cannot establish the effect on your properties.
We have also not performed a matched account benchmark. A useful test would record the same inventory, fees, constraints, currencies and comparable stay periods, inspect actual rule delivery and reconcile net revenue after cancellations and turnover costs. Without that evidence, a universal winner or promised percentage uplift would overstate this comparison.
Official interface illustrations
The PriceLabs guide's mode and threshold illustrations show the Custom selector and separate Recommended bounds. Its calendar-tooltip illustration contains a February 2023 example. Beyond's seasonal-lock illustrations include 2024 and 2025 example ranges. These are linked vendor documentation illustrations, not current Revande account screenshots. Check the actual interface and account permissions before following a setup path.
Decide what you want to own
Start by confirming your connection, required rules and total billing basis. Then decide whether you want to operate the software yourself, buy a defined setup engagement or delegate recurring revenue management. Compare an actual scope of work with another actual scope, including software charges and retained host responsibilities.
If your priority is recurring delegation, see Revande's managed PriceLabs service and service deliverables and onboarding. Those pages describe the work you can hand off. They do not make either software product a universal winner.
